The urban site is located in the City of Buffalo, NY and occupies half a city block, bordered by one high traffic arterial and two city streets.

The site is lined with 3 story mostly un-occupied brick buildings in disrepair. The proposal leaves most of the existing building substance along the perimeter facing the public realm in place and adds new infill construction to match the scale, massing and character of existing buildings.

New retail and commercial uses on the ground floor is complemented with residential housing above. In the core of the block, a new medium rise building with large footprints towers over at grade parking. The transparency of its facade allows the historic buildings in the foreground to take center stage.
